Hawks Landing - In response to a test program to obtain quality housing through private contract, the Department of Defense selected NAS Kingsville as one of the Navy’s first sites for a public private venture. The first homes constructed under this program were 102 units built in 1997
in a community known as Hawks Landing. These units are located at 2101 E Trant Road, Kingsville, Texas, about 1 mile from the base entrance.
The complex consists of two and three bedroom units ranging from 1,030 square feet for the two-bedroom to 1,207 square feet for the three-bedroom. Included are 26 two-bedroom and 76 three-bedroom units. On-site features include community center, swimming pool, tot-lots, basketball and volleyball courts, soccer and ball fields, and the leasing office. Unit amenities include dishwashers, carpeting, extra closets, updated floor plans and other features of contemporary quality housing at affordable prices. Pets are allowed with certain restrictions and fees/deposits.
A Differential Lease Payment (DLP) became effective October 1, 1999 for a 10-year period for eligible members with families. DLP authorizes payment to the Owner/Developer, bridging the gap between the contract rent, with an average utility allowance and Basic Allowance for Housing (BAH). Service members and their families are responsible for all utility expenses. Rent increases are reviewed annually based on the Consumer Price Index (CPI) and go into effect Feb.1 each year.
Initial leases are for six, nine or 12 months. Residents who do not renew their lease upon expiration are placed on a month-to-month lease with an increase in their monthly rental amount. Military Clause is honored with a 30-day written notice to vacate. If orders are not in hand, a 30-day written notice is still required and a copy of orders must be provided once they are received.
The referral lists are maintained by the Housing Welcome Center. The day-to-day management, maintenance and operations of the complex are the responsibility of Property Management/Owner Manager. Residents should contact the manager when they encounter any concerns or issues regarding their occupancy at Hawks Landing. Maintenance work requests are to be submitted in writing to the management office.
